When our current snowpack finally melts, nobody will be surprised if we experience substantial flooding during the spring melt.


Your homeowner policy does not provide flood insurance.  If you are in a flood zone – and flood zones have been increased greatly by FEMA since Hurricane Sandy – your only option for flood insurance is through the National Flood Insurance Plan.


Unless you are closing on a new property, NFIP rules delay the binding of flood insurance for thirty (30) days after receipt of the application by NFIP.  Do not delay if you anticipate that you may need this important coverage.
